A roof for your home should last 25 years, if not more.  Some of the roofs in Scotland and Glasgow are over 100 years old.  With technology and quality control there should be no reason that a new roof not last at least 25 years.

The roofs can be made of different material, such as tiles or slate.  In Scotland, you would want to change your roof between February and November, when the weather should be better.  In winter, it is possible to change your roof, but you may have to wait until the weather conditions improve to have your roof completed.

The roofcasting, rendering and wallcoating can be done throughout the year.  Most products will need a temperature above 4 degrees for the installation, but some can now be installed at colder temperatures.  The requirement for installing these wall coverings are that it is not raining.

Where do I start?

Ideally, you should have an idea of the type of tiles for roofs or the colour of roughcasting or wallcoating for your exterior walls, the budget and the timeline.  These could still be vague ideas, but they are a good starting point.  Looking online for inspirations or going to showrooms can help if you have time.  Else the surveyor will be able to guide you through the different options.

What can I do to reduce the cost?

One of the methods to reduce the cost of a new roof or roughcasting is by doing some of the work yourself if you are handy.  This could include disposing of the old roof tiles or braking the old roughcast that may have water ingress.  Basically, anything that reduces the time for the tradespeople to spend in your property.  The drawback is that you will have no guarantees of workmanship and quality on these aspects of the job.

The fitters are specialist in resolving any water ingress issues caused by defects in your walls.  This is a watertight process.

Typically the roughcasting specialist will  measure the area that requires new coverage.  The specialist will measure the walls and exclude such areas as doors and windows.

The specialist roofer will measure the square meterage for your roof. 

The biggest benefit of redoing the roughcasting of your home yourself is the saving in cost for the installation.  In exchange you will need to invest your own time to fit the roughcasting.  

You will not get any guarantees on the work done and may miss any preparation to ensure the integrity of the installation.

One of the biggest cost is the material used to replace your roof.  With the recent surge in raw material, some items have more than doubled in price.

More workmanship is also involved with slate roof compared to tile roofs, and the initial cost of the material is also higher.

Having scaffolding also increases the price, hence having a 2 story house is more expensive than a bungalow.

Is your current roof watertight? If so, you probably do not need a new roof. 

If you need to replace tiles every year due to the weather, then you will need to decide whether you want a new roof or patch the existing one.

If your roof has been installed before the 1950s, you probably only have one layer: the slate or the tiles above the rafters.

After the 1950s, and before the 1980s, a membrane was usually added under the tiles or slates.  This membrane contributed to condensation causing damp issues.

After the 1980s, installations included a breathable insulation layer keeping the space under the roof warm while allowing the rafters to breathe.

The fist step is to check the origin of the leak.  Make sure that no tiles or slates are missing or have been displaced.  Then check the condition, any cracks will allow water ingress and in winter breakage due to ice.

Another potential source for the leaks are the cement verges.  With time, these crack and let water in.  New modern solutions are maintenance free and will resist the effect of time.

Lastly check your lead flashing.  Specially in older property that have a gap between the walls and the lead.

Roof tiles and slates are expected to last many years, usually from 50-60 years in normal conditions to over 100 years.

Each manufacturer offers different types of guarantees on the tiles and slate.  

For the roof to be guaranteed, the installer/builder needs to also follow the instructions and material required by the tile/slate supplier.

Therefore bear in mind that the guarantee for the roof is different than the guarantee for the slate or tiles.

Yes, roof tiles are waterproof.  They are made to keep the elements at bay, specially here in Scotland or England.

Roof will absorb small amounts of water, which naturally evaporates.  This is normal and nothing to worry about.

The majority of renovation contractors are honest and conscientious. Unfortunately, it only takes a few bad apples to give every contractor a bad name. Because a new roof and now roughcasting involves a significant financial investment, you’re a target for scam artists who want to take your money and disappear.
It is best to do the usual checks, such as how long they have been in business, where are their showrooms, past projects and reviews.

It is best to remove moss as it will damage the tiles or slates with time.

There are products available that will remove moss and protect your roof. 

Do not use high pressure jets on your roof to remove moss as this may damage the tiles and slates.
