Homeowners in Scotland should pay particular attention to their roof. The roofs are exposed to the harsh weather, including the rain, the wind and the snow.

Roofs that are in poor condition will have cracked, broken or missing tiles. Enabling water ingress, which in winter will freeze and expend, causing further damage.

Water going into the roof space, may not be a big issue, if the space allows the water to evaporate and not cause further damage. If the water and dampness does not evaporate, then the homeowner will need to replace or at the minimum repair the roof.

Water ingress can substantially degrade a roof and rafters over time. This can become very costly and should be looked at quickly.

Most roofs in Scotland are made of tiles or slate. The tiles are usually made of clay, concrete or slate. The roof tiles can also have additional features, such as for low pitch roofs, be lighter or simply have different composition. In essence, this means that we can adapt your roof to practically any style that you may want.

The easiest replacements are like for like, but the choice is yours.

In terms of guarantees, the tiles will have an expected guarantee, but the so will the roof.  In fact, the tiles will need to be installed following the procedure and material of the tile supplier.  If other material or the procedure hasn’t been followed, your roof may not be guaranteed.

The specialist builder will also ensure that all the old material is disposed adequately, the scaffolding is installed and disassembled after the work and the skip is taken away.

Are all costs included in the quote?

You will receive a detailed quote for the work to be done.  The quote will include the material, the workmanship, the installation and anything else that is required.  Every quote is bespoke, therefore please clarify any grey areas before agreeing to the contract.  You do have a 14 day cooling off period.

Where do I start?

Ideally, you should have an idea of the type of tiles for roofs or the colour of roughcasting or wallcoating for your exterior walls, the budget and the timeline.  These could still be vague ideas, but they are a good starting point.  Looking online for inspirations or going to showrooms can help if you have time.  Else the surveyor will be able to guide you through the different options.

By being FCA regulated, the roof and roughcasting builder is able to offer you a finance offer that will suit your needs.

What can I do to reduce the cost?

One of the methods to reduce the cost of a new roof or roughcasting is by doing some of the work yourself if you are handy.  This could include disposing of the old roof tiles or braking the old roughcast that may have water ingress.  Basically, anything that reduces the time for the tradespeople to spend in your property.  The drawback is that you will have no guarantees of workmanship and quality on these aspects of the job.
